How do you use the Basic Calculator?

Answer:

Use the basic calculator by following these steps:

  1. Navigate to ‘Leads’ and click ‘Active Leads.’

2. Select the leads you need to calculate values.

3. Click the ‘Calculator’ tab and select ‘Basic Calculator’.

4. To use the basic calculator, enter the following values:

  • Input the ARV (After Repair Value) - How much the property would be worth after fixing the property, for example, $ 200,000.00

  • % Rule - input the % rule. Some investors use 70% of the ARV to calculate the maximum offers.

  • *% Allocation - this section is auto-calculated, that is, ARV * % Rule.

  • Repairs - select the repair value, either by % or $ - it takes the percentage (%), or amount ($) of ARV left over after the % Rule.

  • *Fix and Flip MAO (Maximum Allowable Offer) - this section is auto-calculated; this is what the flipper would pay.

  • Wholesale Fee - the amount that the seller can make out of the Fix and Flip MAO

  • *Wholesale MAO - this section is auto-calculated. This is the total amount of Fix and Flip MAO plus the Wholesale fee.
