Tyler walked through his five-step dispo framework: take the handoff in the transaction pipeline, know your buyers, get deals in front of buyers, work the offers, and close with eSign.
Publishing a deal to the dispo website supports photos, documents, open house dates, and a minimum acceptable offer. Use a separate domain from acquisition. Both run under one A2P registration.

Tyler walked through publishing a deal to the dispo website. He showed how to add photos (even Google Street View screenshots if no boots-on-the-ground photos are available), upload documents (inspection reports, appraisals, open house flyers), set an open house date with a time window, and configure a minimum acceptable offer so buyers can only submit above that amount. When multiple offers exist, a badge on the property tells buyers there are higher offers without revealing the amount (00:13:06).
Tyler recommended using a dedicated REsimpli number as the dispo contact number. When a buyer calls that number, the system automatically creates a new buyer profile or updates an existing one, keeping all communication on record.

He selects all buyers, opens the email blast tool, loads a saved template, replaces the photo with the new property image, updates the price, and pastes the dispo website URL behind the photo so clicking it opens the property page. He recommended keeping the email minimal because once sent, it cannot be edited, whereas the dispo website can be updated at any time. For multi-market operators, filter the buyer list by area before blasting. Tyler also texts and emails realtors in the area, who share the deal with their own buyers, naturally growing the list (00:19:32).

Tyler's personal list grew to approximately 2,000 buyers organically, and he then traded lists with another wholesaler to reach 4,000 (00:20:02).

Results include the buyer's name, address, and multiple phone numbers (skip traced). You can call or text directly from the tab. Skip traced numbers are not always accurate, so Tyler recommended verifying by calling.
For single-line dialing a small list of 30 buyers, one phone number per contact is sufficient. Agents will be added to the cash buyer search soon so users can also reach listing agents who recently sold nearby (00:38:19).

He then traded lists with another wholesaler to double his list to 4,000. A: Go to the lead detail for the deal and open the Dispo Tab. All buyer inquiries and offers appear there. Move buyers through the stages (interested, offer submitted, under review, accepted) as the deal progresses.

A: Yes. Once a buyer is accepted in the dispo tab, you can send the assignment contract through eSign directly from within REsimpli.

Tyler built a live dispo automation: when a deal moves to "under contract," it sends an email blast on day zero, a text blast two days later, and a follow-up text four days later. Sharad explained the difference between the two scheduling modes. Day-based scheduling assigns each step to a specific calendar day; if that day falls on a weekend or public holiday, the step is skipped entirely. Delay-based scheduling sets each step as a delay from the previous one; if a step would land on a weekend or holiday, the entire sequence shifts forward and no step is skipped. Sharad recommended delay-based to avoid missing steps. He also acknowledged the naming is confusing and said the team may add tooltips to clarify (01:12:28).
