How to Update Lead Exit Types in REsimpli

Overview

The exit type records what you plan to do with a property, such as flip it, keep it as a rental, or wholesale it.

Setting it keeps your reporting accurate, documents your intention for each deal, and lets you filter your leads by strategy later.

Steps

Part 1: Set an Exit Type

Step 1: Open the property

Open the lead you want to update.


Step 2: Select the exit type

Click the Exit Type field.

If the property does not have one yet, this is where you add it.


Step 3: Choose your strategy

Pick the exit type that fits what you are doing with the property. Options include:

  • Fix and Flip

  • Rental

  • Retail Listing

  • Wholetail

  • Turnkey

  • Wholesale Double Close

  • Wholesale Assignment Contract

The exit type will now show on the property.


Step 4: Change it later

If your plan for the property changes, click the exit type again and update it to whichever option now fits.


Part 2: Find Properties by Exit Type

Step 5: Add a filter

  1. Click Manage Filter.

  2. Click Add Filter.


Step 6: Filter by exit type

  1. Under parameters, type Lead Exit Type.

  2. Select the exit type you are looking for, such as Fix and Flip.

  3. Add other parameters if you want to narrow further, or continue with just this one.


Step 7: Review your results

You will see every property with that exit type.

Open any one of them and you will see the exit type recorded on the property.


Important Notes

  • The exit type is your record of what you intend to do with a property. It is not set automatically.

  • Setting exit types consistently is what makes filtering by strategy useful later.

  • You can change a property's exit type at any time as your plans change.

  • Exit types feed your reporting, so accuracy here affects the numbers you rely on.


Troubleshooting

A property has no exit type

  • It has not been set yet. Open the property, click the Exit Type field, and choose one.

Your plan for a property has changed

  • Click the exit type again and update it. There is no limit on changing it.

Your filter returns no properties

  • No properties may carry that exit type yet, or your other filter parameters may be narrowing the results. Try filtering on exit type alone first.

You cannot find the exit type filter

  • Click Manage Filter, then Add Filter, and type Lead Exit Type in the parameters.


Summary

You set and filtered lead exit types. You opened a property, clicked the Exit Type field, and chose the strategy that fits, such as fix and flip. You then used Manage Filter and Add Filter with the Lead Exit Type parameter to pull up every property following that strategy.
