How to Automate Actions When a Property Is Added to Inventory in REsimpli

Overview

This automation runs when a property is added to your inventory pipeline — the point at which you have bought it and are holding it.

It can create tasks, notify your team, tag the property, and message contacts, all as the property arrives.

Before You Start

A property can only be moved to Inventory if it is currently in the Under Contract status.

If you try to move a property straight to Inventory without it being under contract, you will not get the option to change its status, and REsimpli shows an error explaining that a lead can only be moved to inventory from Under Contract.

The property also needs a property address before it can be moved.


Steps

Part 1: Build the Automation

Step 1: Open your inventory automations

  1. Go to Automations.

  2. Click Inventory.

  3. Select New Inventory Added.

You will see your existing automations and the option to add a new one.


Step 2: Choose the campaign

Select the campaign this automation applies to. Only properties under that campaign will trigger it.

Click Save.


Step 3: Set your timing

Choose your delay preference:

  • Day-based

  • Delay-based — gives finer control, set in minutes, hours, days, or weeks

Click Save.


Step 4: Add a task step

  1. Add a task — for example, for your team to check or call the property.

  2. Select one of your task templates, or create the task here.

  3. Add the task type and any details.

  4. Assign it.


Step 5: Add any other steps

You can also:

  • Notify team members — by role, by naming members, or everyone assigned, then choose the channel and write the text

  • Change the property's status

  • Add a folder

  • Add a note

  • Add or remove a tag

  • Assign or unassign a team member

  • Send an email or SMS

  • Move to another automation

  • Stop other automations


Step 6: Save

Click Save.

You will see the automation listed with the number of leads it is currently enabled on.


Part 2: Test It

Step 7: Check the campaign

Make sure the property's campaign matches the one you selected on the automation.


Step 8: Add a property address

If the property has no address, click the edit button, add it, and update the details.


Step 9: Move the property under contract

  1. Change the property's status to Under Contract.

  2. Select the team member.

  3. Fill in the required details.

  4. Click Move to Under Contract.


Step 10: Move it to inventory

Now move the property to Inventory, adding:

  • The purchase date

  • The purchase price

Your automation will trigger.


Step 11: Confirm it ran

Click the automation button on the property. Your automation will be listed as enabled.

You may see more than one automation. If another automation uses the same trigger, it will also run — several can be active on one property at the same time.

Open each to see completed steps, pending steps, and when the rest are scheduled.


Important Notes

  • Under Contract is a hard requirement. A property cannot go straight into Inventory, and REsimpli blocks it with an error explaining why.

  • A property address is required before a property can be moved.

  • Purchase date and purchase price are captured on the move to inventory, so have them ready.

  • The campaign is the trigger link. A property on a different campaign will not fire the automation.

  • Several automations can run on one property at once. Seeing more than one is normal, not a fault.

  • The automation list shows how many leads each automation is currently enabled on.


Troubleshooting

You cannot move a property to Inventory

  • It is not under contract. You will see an error saying a lead can only be moved to inventory when it is in the Under Contract status. Move it there first.

You have no option to change the property's status

  • This is the same cause — the property is not under contract yet.

Your automation did not trigger

  • Check the property's campaign matches the campaign on the automation.

You see two automations on one property

  • That is expected if another automation uses the same trigger. Both run.

The move is asking for details you do not have

  • Moving to inventory captures the purchase date and purchase price. Both are part of the move.


Summary

You built an automation for properties entering inventory. You opened Automations and Inventory, chose New Inventory Added, tied it to a campaign, and set your timing. You added a task from a template, team notifications, tags, notes, and messaging steps. You then tested it by giving a property an address, moving it to Under Contract, and then to Inventory with its purchase date and price — and confirmed the automation ran from the property record.
