How to Use the List Stacking Dashboard in REsimpli

Written by Anthony Estrada

Overview

The List Stacking dashboard shows you what is in your property lists and how far along your outreach is. It tells you how many people you can actually reach, who has not been contacted yet, and which records need more work.

You would use this to decide where your team should focus next, rather than guessing.

Steps

Step 1: Open the dashboard

  1. Click List Stacking.

  2. Click Dashboard.

Everything you see here is based on the properties in your List Stacking records.

Step 2: Choose your time period

Pick how far back you want to look:

  • All time

  • Last 30 days

  • Last 7 days

Step 3: Choose a tab

The dashboard has three tabs:

  • Overview

  • Property Analytics

  • Outreach

Hover your mouse over any number to see what it means.

Part 1: The Overview Tab

Step 4: Read your executive snapshot

The snapshot at the top gives you the headline numbers:

Number

What it means

Total Properties

How many properties or records you have in your database.

Unique Owners

How many separate owners you have, once duplicates are combined.

Reachable

The percentage of properties with a verified or usable phone number, email, or mailing address.

Opted Out

Contacts who have asked not to be contacted, or have opted out of your marketing.

Step 5: See what still needs working

Scroll down to see:

  • How many properties have not been worked yet

  • How many properties where outreach has started but no meaningful response has come back

If a lot of your records have not been touched, that is where your team should start.

Part 2: The Property Analytics Tab

Step 6: Look at your property data

This tab describes the properties themselves. You can see how many are:

  • Occupied

  • Vacant

  • Recently vacant

  • Absentee in state

You will also see occupancy status and ownership growth.

Step 7: Check your stack tier distribution

This shows how many of your properties appear on only one list, and how many appear on two or more.

A property showing up on several lists is usually a stronger signal than one that appears on a single list.

Part 3: The Outreach Tab

Step 8: See which channels you can use

This tab shows how you can actually reach your records:

Number

What it means

Properties with mailing addresses

Records you can send direct mail to.

Verified phone numbers

Numbers confirmed as usable for calling or SMS.

Email addresses

Records you can email.

Overall match

The percentage of properties with at least one usable contact method.

You will also see invalid records broken down as undeliverable, missing, returned, and verified, plus how many vacant properties you can send direct mail to, and a breakdown of phone types.

Step 9: Review your call results

Once your team logs call results after cold calling, this section shows a breakdown with numbers and percentages, including how many people asked not to be called again.

Step 10: Find records that need skip tracing

You will see how many records have poor or limited contact data and may need advanced skip tracing.

Part 4: Skip Tracing and Engagement

Step 11: Skip trace your records

Skip tracing looks up contact details using the property address. REsimpli's service providers generate phone numbers and email addresses, and add them to each property so you can start reaching out.

Step 12: Check your hardest records

The dashboard highlights two groups worth knowing about:

  • Properties with no usable contact method — nothing available to reach them by right now.

  • Data black hole properties — no phone, no mailing address, and no email. These cannot be reached through normal outreach at all.

Step 13: Open the detailed status table

If the option is available, click View Detailed Status Table.

This shows your marketing reach, including the percentage of properties with a usable mailing address for direct mail campaigns.

Step 14: Read your engagement heat

At the bottom of the dashboard you will find engagement heat:

  • Zero touches — properties that have had no outreach at all.

  • High engagement — properties that are warm and ready for a conversion push.

Important Notes

  • The dashboard only reflects properties in your List Stacking records.

  • Hover over any number to see exactly what it represents. You do not need to memorize them.

  • Reachable is about having a usable contact method. It does not mean anyone has been contacted yet.

  • Opted out contacts have asked not to hear from you. Respect that when planning outreach.

  • Properties appearing on several lists are usually stronger prospects than those on one list only.

  • Skip tracing generates phone numbers and email addresses from the property address, so it is the way to rescue records with thin contact data.

  • Zero touches and high engagement are the two ends of your list. One needs starting, the other needs closing.

Troubleshooting

Your numbers look lower than expected

  • Check your time period. The dashboard can show all time, the last 30 days, or the last 7 days.

You are not sure what a number means

  • Hover your mouse over it. Each one explains itself.

A lot of your records have no contact information

  • Skip trace them. REsimpli looks up phone numbers and email addresses from the property address.

Some properties cannot be reached at all

  • Those are your data black hole properties, with no phone, mailing address, or email. Skip tracing is the only way to open them up.

Your call result breakdown is empty

  • Call results only appear once your team logs them after calling.

Summary

You used the List Stacking dashboard to understand your lists. You opened it from List Stacking and Dashboard, chose a time period, and reviewed your executive snapshot for total properties, unique owners, reachable records, and opt-outs. You checked your property analytics and stack tiers, reviewed which outreach channels were available, found the records needing skip tracing, and read your engagement heat to see what had been untouched and what was ready to close.
