Overview
A manual automation is one you switch on yourself, lead by lead, rather than one that fires on its own.
You build the sequence once, then enable it on whichever leads you choose — useful when a particular lead needs a specific push that you would not want applied automatically to everyone.
Steps
Part 1: Build the Automation
Step 1: Open your manual automations
Go to Automations.
Click Leads.
Select Manual Assignment.
You will see the automations you can enable by hand, and the option to add a new one.
Step 2: Name it
Enter an automation name and click Save.
Step 3: Set your timing
Choose day-based or delay-based, then click Save.
Step 4: Add your steps
You will now be prompted to add the steps that run once the automation is enabled on a lead. You can:
Skip trace the record
Send an SMS
Send an email
Send direct mail
Add a tag
Remove a tag
Set up a task
Assign a team member
Step 5: Set up an SMS step
Set the delay — minutes, hours, days, or weeks after the automation is enabled.
Write the message, or select one of your templates.
Select the recipient — the seller, buyer, agent, or vendor tied to the property.
Select their primary contact.
Choose the number the message sends from.
Step 6: Assign a team member
To hand the lead to someone as part of the sequence:
Add an assign team member step.
Select from your available lead managers or users.
Click Confirm Assignment.
You can add more than one lead manager to a lead. If you do, choose how leads are shared out — Round Robin distributes them evenly.

Step 7: Save
Click Save.
Part 2: Enable It on a Lead
Step 8: Open the property
Open the lead you want to run the automation on.
Step 9: Add the automation
Click the automation button on the record.
Click Add Automation.
Select the automation you created.
It is now active on that lead. Click it to see the actions the system will take.
Part 3: Track It
Step 10: Check enrollment
Open the automation under Manual Assignment.
Go to Automation Enrollment.
You will see every lead running the automation now, and every lead that ran it in the past and has since completed.
Step 11: Check a specific lead
Click a property to see the status of each step — when it was executed, and when the remaining steps are due.
Important Notes
Manual automations do not start on their own. You enable them per lead, which is the point — they are for selective use rather than blanket rules.
You can remove a tag as well as add one, which is useful for clearing a label as part of a sequence.
Skip tracing can run as a step, so a lead can be looked up automatically once you enable the automation.
A lead can have more than one lead manager. If so, Round Robin shares leads evenly between them.
Automation Enrollment shows past runs as well as current ones, so you can check what a completed automation did.
Each step carries its own delay, so a sequence can be spread over minutes, hours, days, or weeks.
Troubleshooting
Your automation has not started
It has to be enabled on the lead by hand. Open the property, click the automation button, and add it.
Nothing has happened yet
Check the delay on the first step, then open the automation from the lead to see when steps are scheduled.
You cannot tell which leads are in an automation
Open the automation under Manual Assignment and check Automation Enrollment.
Your SMS did not send
Check the recipient, their primary contact, and the sending number on the SMS step.
Leads are all going to the same lead manager
If several lead managers are assigned, check your distribution setting. Round Robin shares them evenly.
Summary
You built a manual automation for leads. Under Automations, Leads, and Manual Assignment you created an automation, set day-based or delay-based timing, and added steps — skip tracing, an SMS with its own delay and recipient, tags added or removed, tasks, and a team member assignment with Round Robin distribution. You then enabled it on a lead from the property itself and tracked progress through Automation Enrollment.
