Overview
Other Triggers covers the things that change on a property you are holding — an offer arriving, a buyer or agent being added, or the expected profit or dates shifting.
These are the changes that happen while a property sits in inventory, and this is how you react to them automatically.
Steps
Part 1: Build the Automation
Step 1: Open your inventory triggers
Go to Automations.
Click Inventory.
Select Other Triggers.
Add an automation.
You will also see any automations you already have here.
Step 2: Choose the condition
Select what should trigger the automation:
A tag is added to the property
A buyer or agent is added
An offer is received
The expected profit changes
The scheduled closing date changes
The financing date changes
The video uses expected profit changes.
Click Save.
Step 3: Set your timing
Choose your delay preference.
Step 4: Add your steps
You can:
Notify team members
Set up a task
Add a tag to the property
Step 5: Set up a task step
Add a task name, or select one of your task templates.
Select the task type. If none of the existing types fit, click Add Type.
Select the assignee.
Set a task reminder for them if you want one.
Step 6: Save
Click Save.
Part 2: Test It
Step 7: Find the field you are triggering on
Open a property and look at the details on the right, under Project Timeline. The expected profit is shown there.
Step 8: Check the property first
Click the automation button. There should be no automations currently running.
Step 9: Change the value
Click Manage.
Update the expected profit.
Your automation will fire.
Step 10: Confirm it ran
Check the property's automations again. Yours will be listed as triggered.
Click it to see which steps have already completed, what is still scheduled, and when each is due to run.
Important Notes
These triggers are about changes to a held property, not status moves. Use the inventory status change automation if you want to react to a property moving between stages.
Offers received, buyers added, and agents added are all triggers, which makes this useful for alerting your team the moment a held property starts attracting interest.
Expected profit, scheduled closing date, and financing date are all watched separately, so you can react to the numbers and the timing independently.
On an inventory property, expected profit is found under Project Timeline on the right, then Manage.
Task steps can pull from your existing task templates rather than being written each time.
Troubleshooting
Your automation did not trigger
Check the condition matches the change you made. An expected profit automation will not fire when the financing date changes.
You cannot find where to change expected profit
Open the property, look at Project Timeline on the right, and click Manage.
A task was created without an assignee
Check the assignee on the task step.
The task type you need is not listed
Click Add Type while setting up the task.
You want to see what has run
Open the automation from the property. It shows completed steps, scheduled actions, and execution times.
Summary
You built an automation on an inventory change. You opened Automations, Inventory, and Other Triggers, and chose a condition such as expected profit changing. You set your timing, added team notifications, a task from a template with an assignee and reminder, and a tag. You then tested it by updating the expected profit from the property's Project Timeline and confirmed the automation fired.
