How to Automate Actions When a Rental Changes Status in REsimpli

Overview

This automation runs when a rental property moves to a different status — for example, going to Listed for Rent.

It can message your agent, assign the right people, notify the team, and keep the property moving without anyone remembering to act.

Steps

Part 1: Build the Automation

Step 1: Open your rental status automations

  1. Go to Automations.

  2. Click Rentals.

  3. Select Status Changed.

You will see your existing automations, or you can add a new one.


Step 2: Choose the pipeline and status

  1. Select the pipeline — Rentals.

  2. Select the status that triggers the automation. The video uses Listed for Rent.

You can trigger one automation from several statuses, or pick a single one. Choose more than one where the same follow-up applies at different points.


Step 3: Set your timing

Choose your delay preference — day-based or delay-based.


Step 4: Add an SMS step

  1. Choose the recipient. For a rental going live, this is often the agent.

  2. Select the contact for that person.

  3. Choose the number the message sends from.


Step 5: Assign your team

  1. Add an assign team members step.

  2. Assign by role — the video uses Marketing Manager.

  3. Click Confirm Assignment.

  4. Choose your lead assignment option.

Hover over each assignment type in REsimpli to see how it distributes, then pick the one that suits your team.


Step 6: Add any other steps

You can also:

  • Notify team members, including everyone assigned to that property

  • Send an email

  • Add a note

  • Add tags

  • Unassign team members

  • Move to another automation

  • Stop other automations


Step 7: Save

Click Save. Your automation will appear in the list.


Part 2: Test It

Step 8: Change the status

Move a rental property into your trigger status — Listed for Rent in this example.


Step 9: Confirm it ran

The property will show in its new status. Check its automations and yours will be listed as active.

You may see more than one automation running. Several can be active on a single property at the same time, which is expected.


Step 10: Check the steps

Click the automation to see its scheduled actions.

You will see which steps have already been initiated, with the date and time each ran, and the remaining steps with their scheduled date and time.


Part 3: Track It

Step 11: See everything enrolled

  1. Go to Automations, Rentals, then Status Changed.

  2. Open the automation and go to Automation Enrollment.

You will see every property running it.


Step 12: Check an individual property

Click a property to see its steps, whether each has been executed or is still pending, and the execution date and time.


Important Notes

  • One automation can be triggered by several statuses. This is useful when the same follow-up applies at more than one point in a rental's life.

  • Listed for Rent is a natural trigger for agent communication and marketing work.

  • Several automations can run on one property at once, so seeing more than one is normal.

  • Assigning by role means the work follows whoever holds that role, rather than a named person.

  • The scheduled actions view distinguishes what has already run from what is still to come, with timestamps for both.


Troubleshooting

Your automation did not trigger

  • Check the pipeline and status on the automation match where the property actually moved. If you want it to fire at more than one point, add the other statuses to the trigger.

Your SMS did not reach the agent

  • Check the recipient and the specific contact selected on the SMS step, along with the sending number.

You see two automations on one property

  • That is expected. Several automations can be active at the same time.

Nobody was assigned

  • Check the role on the assign step, and that someone holds that role.

You want to know when a step will run

  • Open the automation from the property. Completed steps show when they ran; pending steps show when they are scheduled.


Summary

You built an automation for rental status changes. You opened Automations, Rentals, and Status Changed, and set it to trigger on one or more statuses such as Listed for Rent. You added an SMS to the agent, a team assignment by role with your chosen distribution, notifications, notes, and tags. You tested it by moving a property into that status and tracked the results through the property's scheduled actions and Automation Enrollment.
