Overview
Lead Scorer AI scores your leads so your team knows who to work first. It weighs the lead's behaviour, your conversation history with them, and the property data, then updates the score as new information arrives.
Every score comes with a reason and a recommendation, so you can see why a lead ranks where it does.
Before You Start
Lead Scorer AI has to be enabled on your account. In the AI agents area you can either:
Activate Lead Scorer AI on its own, if that is the only agent you want
Enable the full AI agent operating system
Enable the AI co-pilot bundle
Steps
Step 1: Open a lead
Open the lead you want to assess.
Step 2: View the score
Click the button to open Lead Scorer AI.
You will see three things:
The score the AI has given the lead
The why — the reasoning behind it
The recommendation — what to do next
Step 3: Read the reasoning
The reasoning explains what the score is based on, and what is missing. For example:
No verified buyer or financing status on record
No verified title or legal clarity information
Score based on limited data
A property may also be flagged as at risk, with a recommendation attached.
Step 4: Act on the recommendation
Each lead comes with a suggested next step — for example nurture for a lead with limited data and no recent contact.
Step 5: Check other leads
Open any other lead and repeat. Scores vary depending on the property details and the communication history behind each one.
Important Notes
A low score often means missing data, not a poor lead. A score of 0% with a reason of "limited data" is telling you it does not know enough yet, not that the lead is worthless.
The score changes over time. Every time new information is added, or a new conversation is logged with the lead, the score updates. It is not a fixed value.
The score is built from behaviour, conversation history, and property data. Leads with no communication and thin property details will score low regardless of their real potential.
Always read the why alongside the score. The reasoning is what makes the number actionable.
Better data on your leads produces better scores, so skip tracing and logging conversations both improve the picture.
Troubleshooting
A lead scores 0%
There is probably no data available for that property yet. Check the reasoning, which will usually say the score is based on limited data.
A lead's score changed since you last looked
That is expected. Scores update dynamically as new information and communication are added.
Scores are low across your leads
Look at what the reasoning says is missing — verified financing, title information, or contact history — and fill those gaps.
You cannot see Lead Scorer AI on a lead
It may not be enabled on your account. It can be activated on its own, or as part of the full AI agent operating system or the AI co-pilot bundle.
